A Lakeland rental should be underwritten as its own local property, not as a midpoint between two larger metros. For a commuter-oriented house, consider actual access and comparable lease terms instead of assuming the rent of Tampa or Orlando.
For an established neighborhood property, document condition and any accessory space. For a newer subdivision home, request the complete recurring cost schedule, including association or district charges where they apply.

The ratio is only one part of underwriting. Credit, down payment or equity, reserves, property condition, valuation, loan size, and ownership structure may also matter. It is not a complete investment budget: vacancy, repairs, management, and other operating costs still deserve separate review.

The lender may request a purchase contract or mortgage statement, leases or rental records, insurance and tax information, asset documentation, identification, and entity documents where applicable.

Use local comparable properties instead. Being within a regional travel corridor does not establish that a Lakeland house earns the same rent as either larger city.
