A Columbus investor may compare a campus-area rental, an established neighborhood house, and a suburban townhome. These need different rent comparables and turnover assumptions rather than a single metro-level income estimate.
For a student-oriented property, disclose the lease structure and whether rooms are leased individually. For a suburban rental, review association charges and actual commute access without assuming that a named employer guarantees tenant demand.

The ratio is only one part of underwriting. Credit, down payment or equity, reserves, property condition, valuation, loan size, and ownership structure may also matter. It is not a complete investment budget: vacancy, repairs, management, and other operating costs still deserve separate review.
