For a Toledo investment, an inexpensive purchase should be evaluated with a realistic repair and maintenance plan. A leased house and a vacant property advertised at a low price are not equivalent income scenarios.
For a duplex, verify the legal units and who pays for shared heat or water. When estimating rent, stay close to the subject neighborhood and condition rather than borrowing figures from a different part of northwest Ohio.

The ratio is only one part of underwriting. Credit, down payment or equity, reserves, property condition, valuation, loan size, and ownership structure may also matter. It is not a complete investment budget: vacancy, repairs, management, and other operating costs still deserve separate review.
